The RICS have changed the format of the Home Buyer Survey and Valuation Report and will now be known as simply the Homebuyer Report. This will take effect from 31 March 2010. The changes are intended to provide a clear, simple and easy to follow information about the condition of the property. Properties receive colour coded condition ratings based on the surveyor’s judgement on the state of repair of each element of the building. A green rating indicates no repair is necessary. Orange ratings indicates defects that need repairing or replacing but are not considered to be serious or urgent whilst a red rating points to serious defects that require urgent attention. The hope is this will make the assessment more straightforward for buyers.
