RICS Homebuyer Report

The Homebuyer Report has been produced by the Royal Institute of Chartered Surveyors and is in a standard format which is designed to offer a cost effective way to find out about the condition of the property you intend to buy and to highlight the issues that are relevant to it and to help you to make an informed decision as to whether you should proceed with the purchase.

The report involves a thorough inspection of all external and internal elements and focuses on defects that are urgent and/or significant and hence likely to impact on the value of the property.

The report will highlight the main problems affecting the property which are considered essential and should be remedied urgently to ensure that further damage does not occur to the property or that if not undertaken may cause a potential health and safety risk Additionally the report will discuss works of repair etc that should be undertaken in the short term or as part of a program of maintenance. Finally there may be some recommend further specialist investigations to fully establish the extent of any potential problem. Ideally these should be organised prior to legal exchange. An example of this would be an inspection by a Gas Safe registered engineer if we had some concern regarding a gas installation.

The report includes a valuation to help you decide what would be a reasonable price for you to purchase the property taking into account the cost of repairs etc required.
