Building Surveys

A Building Survey is a bespoke service provides a full and detailed report of the construction and condition of a property. Whilst it is suitable for all residential properties it is particularly suitable for buildings of an unusual construction, in a dilapidated, has been extensively altered or for older period properties.

The survey can be tailored to the client’s individual requirements. The report includes extensive technical information on materials and construction as well as details of the whole range of defects, major to minor. We will contact you before the survey inspection to discuss any particular concerns or queries you may have.

The size of the report will depend on the individual property but will typically be 30 page long and include colour photographs that help to illustrate particular defects as well as giving general views of the property and accommodation etc.

The report contains detailed descriptions, explanations and advice and is divided into the following areas:

  • Introduction
  • Summary description
  • Structural movement
  • Roof structure and covering
  • Chimneys
  • External walls
  • External joinery
  • Rainwater goods
  • External decoration
  • Timber defects
  • Dampness (dpc, rising, penetrating and condensation)
  • Roof spaces
  • Ceilings
  • Internal walls
  • Floors
  • Fireplaces, flues and chimney breasts
  • Internal joinery and decoration
  • Insulation
  • Services (gas, electricity, heating, drainage etc)
  • Site and grounds

The report does not normally include a valuation of the property but this can be added if required.

Similarly the report does not normally include outbuildings except for some general comments on their type and location etc. If the property you are intending to purchase does have outbuildings and you would like these included within the survey and report please discuss.

'The various building services are not tested but general comments are made on their visual condition.
